When we acquired this 20,800 square foot, three-story office building in a downtown district of Orange, California, the property was in trouble. In serious need of major renovations, we purchased the property and quickly went about fixing its many problems.
In order to attract tenants to the building, which was only half occupied, we had to gut the majority of the space, comply with new ADA requirements, replace air conditioning and elevators, and upgrade most of the façade and common areas.
With the considerable renovations completed, we were able to fill the building in less than one year. Orange, California continues to be a market of considerable growth and the Katella building has proven a solid investment property within the Baum Revision portfolio.
